LOCATION AND DESCRIPTION

The project is located in Issaquah, Washington on the newly constructed third bypass road across I-90. The building has excellent I-90 visibility, views of Mt. Rainier from the upper floors and is located adjacent to two trail systems and the City of Issaquah Darsk Park. The building features a combination of native vegetation intermixed with mature fruit trees.

BUILDING CONSTRUCTION

The 3 story office space is built over a two story parking structure resulting in the majority of the parking spaces being covered. There is ample parking, the building being designed specifically for medical office use resulting in a 4.6/1,000 parking ratio. The building is a combination of concrete, steel, brick and glass, using energy efficient design and innovations to reduce the carbon footprint. The building will utilize a pair of high speed traction elevators and will provide adequate conditioned space and curbside loading and unloading for wheel chair access. Floor heights to ceiling are 9 feet with adequate interstitial space above the ceiling for easy distribution of utilities. The building has a total of 52,671 rentable SF and is easily dividable.

PROJECT SCHEDULE

The project is currently under construction and should be ready for turnover for tenant improvements Oct 1st, 2011 and occupancy December, 2011.
